We have owned our duplex now for almost a half year. When originally purchased we made a few very minor renovations and then it was ready for tenants. Up until now everything has been running smoothly.
Last week the tenant on the bottom unit called me indicating that sewage was backing up into the basement. The city of Winnipeg had already been called and they indicated it was a problem on the premises (which they can’t help with). Luckily I was able to get a hold of Super Rooter and within 4 hours they were on site fixing the problem. Turned out tree roots had made their way into the sewage pipe and were blocking it. $160 later, everything was fine.
Yesterday the tenant on the top unit emailed me indicating that the toilet was leaking. So far it appears that it is just water that is leaking (not waste), so hopefully it is just a seal that is broken.
I think that our selection process when purchasing the duplex have helped to avoid the volume of repairs and issues that I hear many landlords have. I’m thinking that this $200-300 repair bill for the month isn’t too shabby!
